Macomb County is our home territory. We have spent more than twenty years inspecting properties here, and the county’s geography produces moisture problems that vary considerably from one end to the other.
The short version: the south end is old and densely built, the north and west are newer and larger, and the east is defined by water. Those three zones fail in different ways.
Why Macomb County Is Hard on Buildings
Four regional conditions affect essentially every property in the county:
- Freeze-thaw cycling. Our winters run through the freezing point repeatedly rather than staying cold. Each cycle works foundation cracks a little wider, and spring melt then finds them.
- Spring melt on saturated clay. Macomb’s clay-heavy soil drains slowly. When frozen ground thaws and the water table rises, hydrostatic pressure loads foundation walls for weeks.
- Humid summers. Warm humid air meeting cool below-grade walls condenses on them. This grows mold in basements that have never taken a drop of liquid water.
- Ice damming. Meltwater backs up under shingles at the eaves and enters at the top of exterior walls, often surfacing as ceiling-perimeter or attic growth a season later.
Layer onto that the county’s defining architectural habit — the finished basement — and you have the central problem. Finished lower levels cover exactly the surfaces where all four of those conditions do their work.
The Three Zones
South Macomb — older and denser
Warren, Roseville, Eastpointe, Fraser, and St. Clair Shores. Post-war housing on small lots, block foundations now sixty to eighty years old, minimal original drainage, and aging combined sewer infrastructure where storm backup into basements is a recurring event. Findings here skew toward chronic dampness through aging masonry and Category 3 water from backups.
Central and north — newer and larger
Sterling Heights, Shelby Township, Clinton Township, Macomb Township, Washington Township, and Utica as an older exception. Larger homes, elaborate finished lower levels, walkout basements, and sump-dependent drainage. Findings skew toward concealed growth behind expensive finishes, discovered late.
East — the water zone
Harrison Township, Chesterfield, and New Baltimore, along Lake St. Clair and Anchor Bay. High water tables, canal-front foundations, crawlspaces, converted seasonal cottages, and year-round ambient humidity high enough to grow mold with no water intrusion whatsoever.
What Twenty Years Here Actually Buys You
Pattern recognition, mostly. A 1968 Warren ranch, a 2004 Macomb Township colonial, and a canal-front Harrison Township cottage each have a predictable list of vulnerabilities, and knowing which four places to check first means we are not learning your building type at your expense.
It also means we can usually tell you the mechanism, not just the finding — that the growth in the northeast corner of your basement traces to a downspout, or that the attic sheathing problem is a bath fan that was never ducted outdoors, or that nothing is leaking at all and your issue is July humidity against a cool wall.
