A mold inspection answers three questions: is there mold, where is it coming from, and how far has it spread. Everything else — the sampling, the lab work, the report — exists to answer those three things accurately enough that you can act on them.
We inspect properties across Macomb County and Metro Detroit. We do not perform remediation, which means the findings in your report are not a sales pitch for our own cleanup work.
What Happens During the Inspection
1. We start with the history, not the flashlight
Before anything gets opened or measured, we ask what brought you here. A musty smell that comes and goes. A stain that reappeared after you painted over it. A finished basement that flooded two springs ago. Someone in the house whose allergies are worse indoors than out.
That history tells us where to look. Mold does not appear randomly — it appears where water has been, and water follows predictable paths through a building.
2. Full visual assessment
We walk the property systematically: basement and crawlspace, mechanical room, under sinks and behind toilets, window frames and sills, attic sheathing and soffit bays, around chimneys and roof penetrations, and any area you have flagged.
Attics and crawlspaces matter more than people expect in Michigan homes. An attic with blocked soffit vents and a bathroom fan discharging into it will grow mold on the north-facing sheathing every winter, and the homeowner will never see it.
3. Moisture mapping
This is the part that separates an inspection from a look-around. Using non-invasive moisture meters and thermal imaging, we map where materials are holding water. Thermal imaging shows temperature differences behind finished surfaces; a wet wall cavity reads cooler than a dry one. The meter then confirms whether that anomaly is actually moisture.
Nothing gets cut open unless we find something that requires it, and never without asking you first.
4. Sampling, when it is warranted
Not every inspection needs lab samples. If mold is visible and the source is obvious, testing sometimes only confirms what you can already see. When sampling does add value — hidden growth, a health concern, a disputed transaction, or clearance after a cleanup — we collect:
- Air samples compared against an outdoor control, which is what makes an indoor spore count meaningful rather than just a number.
- Surface samples — swab or tape lift — to identify what is growing on a specific material.
Samples go to an independent accredited laboratory. We do not analyze our own samples, and we do not have a financial relationship with the lab’s findings.
5. The report
You receive a written report, typically within 24 hours of the lab returning results. It contains what we found and where, moisture readings and thermal images, lab results with the outdoor comparison, the probable source, and what we recommend doing about it — in that order, in plain language.
What Michigan Buildings Do
Two decades of inspecting properties in this climate produces some patterns worth knowing.
- Basements. Below-grade walls stay cool. Warm humid summer air hits them and condenses. A basement can grow mold without a single leak — humidity alone does it.
- Freeze-thaw. Foundation cracks open and close with each cycle. Water finds them in spring, and the resulting damp is often behind finished walls rather than on them.
- Ice dams. Michigan winters push meltwater back up under shingles. That water enters at the eaves and shows up as attic or ceiling-perimeter mold, sometimes a season later.
- Spring melt. Saturated soil raises the water table and pushes moisture through foundation walls and floor slabs.
- Tight modern homes. Better sealing means less air exchange. Cooking, showering, and breathing put a lot of moisture into a house, and it has to go somewhere.
When to Get an Inspection
- You can smell something musty but cannot see the cause.
- Visible growth on drywall, tile grout, window frames, or ceilings.
- Symptoms that improve when you leave the house — congestion, headaches, irritated eyes.
- After any water event: a burst pipe, a failed sump pump, a roof leak, a flooded basement.
- Before buying a property. See buying a home.
- Before listing one. See pre-listing inspections.
- After remediation, to verify the work actually resolved the problem.
What an Inspection Cannot Do
Being straight about limits is part of an honest assessment.
An inspection cannot diagnose a medical condition. We can tell you what is in your air and on your surfaces; what that means for your health is a conversation for your physician, and we will say so rather than speculate.
It also cannot see through solid material. Thermal imaging and moisture metering find anomalies behind finishes, but confirming what is growing inside a sealed wall cavity eventually requires opening it — a step we recommend only when the evidence supports it.
And a clean result is a snapshot of the day we tested. If the underlying moisture problem is not corrected, a clean report has a short shelf life. That is why the source matters more than the spore count.
After the Report
If the problem is small and contained, we will tell you that, and often that means you can handle it yourself with basic precautions.
If it warrants professional remediation, we refer you to certified contractors we have worked alongside for years — and we come back afterward for clearance testing to confirm the work was done properly. You get an independent opinion at the start and at the finish.
Either way, the recommendation is based on what the building is doing, not on what would be most profitable for us to find.
