Chesterfield Township presents an unusual combination: a lot of relatively new housing built on ground that does not drain well, much of it close to Anchor Bay.
New construction is supposed to mean fewer moisture problems. Here it often does not, and understanding why explains most of what we find.
New Homes, Difficult Ground
Chesterfield’s growth came largely in the 1990s and 2000s, converting former farmland into subdivisions at pace. That farmland was flat, clay-heavy, and in many places barely above the water table.
- High water table across much of the township. Proximity to Anchor Bay and Lake St. Clair keeps groundwater close to the surface, and basements here are frequently built into ground that is wet for much of the year.
- Sump systems doing continuous duty. In many Chesterfield homes the sump is not a backup device — it is the primary thing keeping the basement dry, running year-round. That makes a pump failure or power outage an immediate flooding event rather than a slow problem.
- Clay soil that holds water against foundations rather than letting it drain away.
- Young subdivisions with settling grading. Ten to twenty years after construction, backfill settles around foundations and reverses the original slope. Downspout extensions that were adequate at closing now discharge into a depression at the wall.
- Tight modern building envelopes. Newer homes hold conditioned air well — and hold interior moisture just as well. Without adequate mechanical ventilation, humidity from cooking, showering, and occupancy accumulates.
The Finished-Basement Pattern
Chesterfield homes are large enough that finished lower levels are common, and they are frequently finished within a few years of purchase — over a foundation sitting in wet ground.
The sequence we see repeatedly: basement is dry for several years, owner finishes it, a wet spring or a sump issue introduces water at the base of the wall, and the growth develops behind the framing where nothing is visible. By the time an odor becomes noticeable, the bottom two feet of drywall and the insulation behind it have been damp for months.
If you are considering finishing a basement in this township, having the space assessed for moisture behavior first — across a full seasonal cycle if possible — is the single best money you can spend.
Near the Water
Properties toward Anchor Bay, along the canals, and in the low-lying areas carry the same conditions we describe for Harrison Township: elevated ambient humidity, groundwater intrusion, and slower drying after any water event. Older cottage-style properties near the water share the crawlspace issues common to that housing type.

- Growth behind finished basement walls from groundwater at the cove joint.
- Sump-related flooding, especially after outages during storms.
- Elevated indoor humidity in tightly built homes with insufficient ventilation.
- Grading reversal in subdivisions fifteen to twenty-five years old.
- Attic condensation in newer homes where bath fans terminate improperly or ventilation was compromised by added insulation.
