- Undersized or absent perimeter drainage. Many homes of this era were built with minimal drain tile, and what exists is typically silted shut.
- Cast iron and galvanized plumbing still in service inside walls, reaching the end of its life and often failing slowly rather than dramatically.
- Small lots with tight setbacks. Houses sit close together, which limits how far you can move water away from a foundation and means a neighbor’s drainage becomes your problem.
- Finished basements added later, frequently in the 1980s and 90s, over walls that were never waterproofed.
The Sewer Question
