Why Waterfront Property Is Different
- A high water table, year-round. Groundwater sits close to the surface throughout much of the township. Basements and crawlspaces are effectively below the local water line, and sump systems run continuously rather than occasionally.
- Persistent ambient humidity. Air off the lake carries moisture into every structure near it. Interior relative humidity here runs higher than inland at the same season, which means the 60% threshold that supports mold growth is crossed more easily and for longer.
- Canal-front foundations sit adjacent to standing water on one side, with constant hydrostatic pressure and no meaningful opportunity for the soil to dry out.
- Seasonal cottages converted to year-round homes. A significant portion of the older housing stock was never designed for winter occupancy. Insulation and vapor barriers were added later, often trapping moisture in assemblies that were originally able to dry out.
- Boat wells, docks, and low-elevation lots that flood during high-water years on Lake St. Clair.
The Crawlspace Problem
Many older waterfront homes here sit on crawlspaces rather than full basements — sensible given the water table, and a persistent source of trouble.
An open crawlspace over damp soil evaporates moisture upward into the floor structure continuously. The floor joists, subfloor, and insulation above it stay elevated in moisture content year-round, and growth establishes on the underside of the floor where nobody looks.
Compounding it: vented crawlspaces in a humid lakeside climate frequently make the situation worse rather than better. On a warm humid day, outside air entering a cool crawlspace condenses on the joists — the vents are actively delivering the moisture. Encapsulation with a sealed vapor barrier and conditioned air is generally the better approach here, and it is worth having the space assessed before spending money either way.
High-Water Years
Lake St. Clair levels fluctuate over multi-year cycles, and during high periods low-lying properties experience shoreline flooding, saturated yards, and groundwater intrusion that never occurs in normal years.
Homes that were dry for a decade can take water during those stretches.
