Mold is not an infestation that arrives from outside. The spores are already in your house — they are in every house, and they always have been. What turns ordinary background spores into a problem is water.
Understanding that one relationship explains almost everything else: why mold appears where it does, why cleaning it without fixing the moisture never works, and why two identical houses on the same street can have completely different outcomes.
What Mold Actually Is
Mold is a fungus. It does not photosynthesize, so it feeds by breaking down organic material — and modern houses are built largely of organic material. Drywall paper, wood framing, cardboard, carpet backing, dust on a surface, and the paper facing on fiberglass insulation are all food.
It reproduces by releasing microscopic spores that drift on air currents. They are outdoors constantly, they enter every time you open a door, and they settle on every surface in your home. Dormant, they do nothing.
The Four Things Mold Needs
- Spores — always present, impossible to eliminate, and not worth trying to.
- Food — the building itself.
- Temperature — roughly the same range humans find comfortable.
- Moisture — the only one you control.
Three of the four are permanent features of any occupied building. Moisture is the variable, which is why every legitimate mold strategy is a moisture strategy. Anyone selling you a treatment that does not address water is selling you a repeat visit.
It Does Not Take a Flood
This is the part homeowners find most surprising. Sustained humidity alone will grow mold — no leak required.
Above roughly 60% relative humidity, ordinary surfaces hold enough moisture to support growth. In a Michigan summer, warm humid air meeting cool below-grade basement walls condenses on them daily. The wall is never “wet” in a way anyone would notice, and by August there is growth behind the storage boxes.
Common sources that are not leaks: unvented bathroom fans, a dryer venting into a wall cavity, firewood or damp cardboard stored against a foundation, an unfinished crawlspace with exposed soil, and simply drying laundry indoors all winter.
Why Michigan Homes Are Prone to It
- Freeze-thaw cycling opens foundation cracks a little more each winter.
- Spring melt raises the water table and pushes moisture through foundation walls and slabs.
- Humid summers drive condensation on every cool below-grade surface.
- Sealed winters mean months of minimal air exchange while occupants add moisture daily.
- Finished basements — extremely common here — cover the exact surfaces where all of the above happens.
- Ice damming pushes meltwater under shingles and into wall cavities from the top down.
Common Types You May Hear Named
- Cladosporium — the most common indoor and outdoor mold. Olive to black. Found on damp surfaces, fabrics, and window frames.
- Penicillium — blue-green, fast-spreading on water-damaged materials, carpet, and wallpaper.
- Aspergillus — a large group, extremely common in house dust; several species matter medically for people with compromised immunity.
- Alternaria — frequent in showers and around sinks; a well-documented allergen.
- Stachybotrys chartarum — the one usually meant by “black mold.” Requires materials that have stayed wet for a sustained period, so finding it always indicates a real water problem. It is not the only species worth acting on, and not all black growth is this.
Identifying which you have requires laboratory analysis — see mold testing. Species cannot be reliably determined by looking at it, whatever the internet suggests.
What Mold Does to a Building
Beyond the health questions covered in health effects of mold exposure, mold is a structural and financial issue.
It digests what it grows on. Sustained growth on framing degrades wood over time. Colonized insulation loses effectiveness and holds moisture against the structure. Drywall softens and fails. And because mold requires ongoing moisture, its presence is a reliable indicator that something else — grading, plumbing, roofing, ventilation — is also failing and doing its own damage.
In a real estate context it becomes a transaction issue, which is why buyers and sellers both benefit from knowing before anyone is under contract.
What Actually Prevents It
- Keep indoor humidity between 30% and 50%. A basement dehumidifier is the highest-value purchase most Michigan homeowners can make for this problem.
- Vent moisture outdoors — bathroom and kitchen fans that actually terminate outside, run for twenty minutes after use.
- Move water away from the foundation — grading that slopes away, downspout extensions, functioning gutters.
- Dry anything wet within 24–48 hours. This single habit prevents most residential mold.
- Insulate cold surfaces that condense — rim joists, cold-water lines, uninsulated exterior closets.
- Look where you do not normally look — behind furniture on exterior walls, under sinks, in the attic, in the crawlspace.
