Black Mold Inspection is an independent environmental testing company serving Macomb County and Metro Detroit. For more than twenty years we have been inspecting Michigan homes and commercial buildings — finding moisture where it hides, identifying what is growing, and giving property owners a clear, documented answer they can act on.
Twenty Years of Michigan Buildings
Michigan is hard on structures. Freeze-thaw cycles crack foundations, lake-effect humidity keeps basements damp, and spring melt finds every gap in a crawlspace. Two decades of inspecting properties in this climate teaches you where problems actually start — behind the finished wall, under the subfloor, in the attic bay nobody opens.
That experience is the difference between finding mold and finding the source of the mold. Anyone can photograph a stain. Our job is to explain why it is there, how far it goes, and what it will take to make it stop.
Credentials That Matter
- IICRC certified. Our inspectors hold certifications from the Institute of Inspection, Cleaning and Restoration Certification — the standards body whose S520 guidelines define professional mold remediation practice.
- Licensed builders in the State of Michigan. We understand how these buildings are assembled, which means we know where water travels once it gets inside and what a repair actually involves.
- Accredited laboratory analysis. Samples are processed by independent environmental microbiology labs, not interpreted on a hunch in your driveway.
- Documentation that holds up. Reports are written to support real estate transactions, insurance claims, and remediation contracts.
We Inspect. We Do Not Remediate.
This is the most important thing to understand about how we work.
Companies that perform remediation have a financial interest in the size of the problem they find. We do not do remediation, so we have no reason to inflate a finding or discover mold that is not there. When our report says the issue is a small, contained area, that is what it is. When it says you have a serious problem, you can trust that too.
When remediation is warranted, we refer you to certified contractors we have worked alongside for years — and we will come back afterward to verify the work with clearance testing. You get an independent opinion at both ends.
Local, and Staying That Way
We live and work here. Our service area covers Macomb County — Sterling Heights, Warren, Clinton Township, Shelby Township, Macomb, St. Clair Shores — and the surrounding Metro Detroit communities. Being local means we can be on site quickly when a homeowner smells something in the basement or a buyer needs an answer before closing.
What to Expect From Us
- A straight answer. Plain language, not jargon designed to frighten you into a contract.
- Fast turnaround. Lab-backed results and a written report within 24 hours in most cases.
- No pressure. We are not selling you a cleanup. We are selling you the truth about your building.
- Respect for your property. Non-invasive tools first — thermal imaging and moisture metering — before anything gets opened up.
If you are worried about mold in your home or building, the fastest way to stop wondering is to have it looked at properly by someone with no stake in the answer.
