After water enters a building, the clock matters more than the volume. Mold can establish on wet cellulose materials — drywall paper, wood framing, carpet backing — within roughly 24 to 48 hours under normal indoor temperatures. A small leak found late is often a bigger problem than a large flood handled immediately.

A flood damage inspection establishes three things: how far the water actually travelled, whether the structure is genuinely dry, and whether anything has already started growing.

Water Categories — and Why Yours Matters

The industry classifies water by contamination level, and the category drives what can be saved.

  • Category 1 — clean. Supply line breaks, water heater failures, rainwater. Materials are frequently salvageable if dried promptly.
  • Category 2 — grey. Washing machine and dishwasher discharge, toilet overflow without solids, sump pump failure. Some porous materials must go.
  • Category 3 — black. Sewage backup, river or storm flooding, any water carrying soil or waste. Porous materials that contacted it — carpet, pad, insulation, drywall below the line — should be removed regardless of how dry they now feel.

Two details that surprise people: category degrades with time. Clean water sitting in a warm basement for three days is no longer Category 1. And in Michigan, spring melt and storm backup frequently produce Category 3 water in finished basements — which is why “we ran fans and it dried out” is not a complete answer.

What We Assess

The true extent of the water

Water travels farther than the stain suggests. It wicks upward into drywall by capillary action, runs along the top of the bottom plate, crosses under flooring into adjacent rooms, and drops into the joist bays below. Using moisture mapping and thermal imaging, we establish the actual boundary rather than the visible one.

Hidden saturation

The high-risk locations after a basement event: the wall cavity behind finished drywall, insulation inside those cavities (which holds water and dries very slowly), carpet padding, the underside of subfloor, the sill plate and rim joist, and the interior of built-in cabinetry.

Whether drying is actually complete

Restoration equipment usually runs on a schedule. Materials dry on their own timeline. We measure moisture content and compare it against unaffected material of the same type in the same building — that comparison, not elapsed days, is what defines dry.

Whether growth has already begun

If the event was more than a couple of days ago, we assess for existing growth and, where warranted, document it with lab sampling.

The Michigan Version of This Problem

  • Spring melt with saturated ground. Frozen soil sheds meltwater toward foundations; a saturated water table pushes moisture through walls and slabs.
  • Sump pump failure during heavy rain — often during a power outage, which is exactly when the pump is needed most.
  • Storm sewer backup through floor drains. Category 3 by definition.
  • Ice dam meltwater entering at the eaves in midwinter and running inside exterior walls, sometimes surfacing months later.
  • Frozen pipe bursts in unheated areas — often discovered only after thawing, by which point water has been running for hours.

Finished basements make all of these worse. A carpeted, drywalled, insulated basement hides the water and holds it against the structure. An unfinished one shows you the problem and dries in a fraction of the time.

Insurance Documentation

Our report is written to be usable in a claim: dated moisture readings by location, thermal images, water category assessment, the extent boundary, lab results if sampled, and a clear description of affected materials.

Because we do not perform the restoration work, the documentation is independent of anyone’s invoice — which is precisely what makes it useful when an adjuster and a contractor disagree about scope.

What to Do Before We Arrive

If it is safe to do so:

  • Stop the source — shut the supply valve, kill power to affected areas at the breaker if water is near outlets or fixtures.
  • Photograph everything before moving or removing anything. Standing water, affected materials, contents, and the source if visible.
  • Remove standing water and get air moving — fans, dehumidifiers, open interior doors.
  • Lift what you can — pull up loose carpet and pad, get furniture off wet flooring.
  • Do not run the HVAC if you suspect contamination or growth; it will distribute spores through the whole house.
  • Keep receipts for anything you buy or rent. Most policies cover reasonable mitigation costs.

Do not assume it dried because the surface feels dry, and do not close a wall back up until the framing inside has been verified. Those two decisions cause most of the repeat problems we are called back for.

When remediation is warranted, we refer to certified contractors and return afterward for clearance testing — so the work is verified by someone who was not paid to perform it.
