Mold is a symptom. Moisture is the disease. Clean up growth without finding the water that fed it and you will be cleaning up the same spot again within a year.

Moisture detection is how we find water inside a building without tearing it apart — mapping where materials are wet, how far the wetting extends, and where the water is entering.

The Tools, and What Each Actually Sees

Thermal imaging

An infrared camera reads surface temperature, not moisture. That distinction matters. Evaporating water cools a surface, so a damp wall cavity usually appears as a cooler region behind the finish — but so does a missing patch of insulation, a stud, or a cold-water line.

Thermal imaging is a superb search tool and a poor conclusion tool. It tells us where to point the meter. Anyone showing you an infrared photo as proof of mold, with nothing else, is overselling the technology.

Moisture meters

Two kinds, used together:

  • Pinless (capacitance) meters read moisture content through a surface without marking it — good for scanning drywall, plaster, and flooring across a wide area.
  • Pin-type meters take a direct reading at a specific depth, confirming what the scan suggested. Two small holes, usually in an inconspicuous place, and always with your permission.

Readings are always comparative. We establish what “dry” measures on the same material elsewhere in your building, then look for the readings that deviate. A number in isolation means nothing; a wall reading three times its neighbors means something.

Hygrometers and dew point

Air temperature and relative humidity by room and level, which lets us calculate the dew point — the temperature at which the air in that space will condense on a surface. When the dew point is above the temperature of your basement wall, that wall will get wet whether or not anything is leaking.

Borescope

When the evidence points inside a cavity and there is no other way to confirm, a small camera through a discreet hole shows the interior without opening the wall. Used sparingly, and only after we have discussed it with you.

Where Water Actually Comes From

In Michigan homes, in rough order of how often we find each:

  • Exterior grading and drainage. Soil sloping toward the foundation, downspouts discharging at the wall, gutters overflowing. Unglamorous, extremely common, and usually cheap to correct.
  • Condensation. No leak at all — warm humid air meeting cool below-grade walls, rim joists, cold pipes, or uninsulated closet walls on the north side.
  • Plumbing. Slow supply-line weeps, failed wax rings under toilets, drain connections behind vanities, and washing machine hoses.
  • Roof and flashing. Around chimneys, valleys, vent penetrations, and step flashing at wall junctions. Water often appears far from the entry point.
  • Ice damming. Meltwater backing up under shingles at the eaves each winter, entering at the top plate and running down inside the wall.
  • Foundation cracks. Opened by freeze-thaw cycling, then loaded by spring melt raising the water table.
  • Ventilation defects. Bath fans discharging into attics, dryer vents disconnected inside walls.

Why Non-Invasive Comes First

We map before we open. There are two reasons, and only one of them is about your drywall.

The obvious one: an accurate map means a contractor opens the wall in the right place, once, instead of exploring. That is the difference between a small repair and a large one.

The one people do not consider: disturbing mold releases spores. Cutting into a colonized cavity without containment turns a localized problem into a distributed one — the growth was sealed behind the finish, and now it is in the air of the whole floor. Knowing the extent before anyone opens anything is what lets the work be done with proper containment.

What the Mapping Gives You

  • Annotated readings showing where materials are wet and how far the wetting extends.
  • Thermal images with the meter confirmation for each anomaly.
  • The probable entry point and mechanism — not just “there is water,” but how it is getting in.
  • Humidity and dew point conditions that may be causing condensation independent of any leak.
  • A repair sequence: what stops the water, then what dries the structure, then what gets replaced.

Drying and Verification

Materials do not dry on a schedule you can assume. Framing lumber, drywall, and concrete each release moisture at different rates, and a surface that feels dry can sit at elevated moisture content for weeks — long enough for growth to establish behind it.

Where drying is underway after a water event, we return and re-measure rather than take the equipment’s word for it. Structural drying is complete when the readings match unaffected material of the same type in the same building, not when the fans have run for three days.
