Mold testing turns a suspicion into a documented fact. An inspection tells you where moisture is and what is visibly growing; testing identifies what the material actually is, how much of it is in your air, and whether the level is normal or elevated.
Samples from Macomb County and Metro Detroit properties are analyzed by independent accredited laboratories. We collect and interpret; we do not run the lab, and we do not perform the remediation the results might point toward.
The Types of Samples, and What Each One Answers
Air samples (spore trap)
A calibrated pump draws a measured volume of air across a sticky slide. The lab counts and identifies what landed on it.
The critical detail most people miss: an indoor air sample is meaningless without an outdoor control taken the same day. Mold spores are everywhere outdoors — that is normal. The question is never “are there spores indoors” but “are there more indoors than outdoors, and are they the kinds that grow on wet building materials rather than on leaves.” A lab report showing 1,200 spores per cubic meter indoors means nothing until you know whether outdoors that day was 400 or 4,000.
Surface samples (swab and tape lift)
A swab or a clear tape lift is pressed to a specific spot and sent for microscopic identification. This answers “what is this stain” definitively — mold, mildew, soot, efflorescence, or ordinary staining. Not everything dark on a basement wall is mold, and it is worth knowing before anyone quotes you for removal.
Bulk samples
A small piece of the material itself — drywall, insulation, carpet padding — when the growth has penetrated rather than sitting on the surface. This informs whether material can be cleaned or has to be removed.
What the Lab Reports Back
- Genus identification. Common finds include Cladosporium, Penicillium, Aspergillus, Alternaria, and Stachybotrys — the last being the one usually meant by “black mold.”
- Concentration, in spores per cubic meter for air samples.
- The outdoor comparison, which is what makes the indoor number interpretable.
- Water-damage indicators. Certain species only grow on materials that have been wet for a sustained period. Finding them is evidence of a moisture problem regardless of what the total count says.
About “Black Mold”
The phrase does a lot of unhelpful work in this industry.
Stachybotrys chartarum is a genuine finding worth taking seriously — it grows on cellulose materials like drywall paper and wood that have stayed wet, and its presence always means a real, sustained water problem. But it is not the only mold that matters, it is not always black, and plenty of black-looking growth is something else entirely.
Meanwhile the industry sells a lot of unnecessary work on the strength of those two words. Our position: identify what is actually there, report the concentration honestly, and let the facts determine the response. If you have Stachybotrys, we will tell you plainly. If you have ordinary Cladosporium at levels below outdoor air, we will tell you that too, even though it is a smaller invoice.
When Testing Is Worth It — and When It Is Not
Testing adds value when:
- You smell or feel a problem but cannot find visible growth.
- Someone in the home has respiratory symptoms and you need to know what is in the air.
- A real estate transaction or insurance claim requires documentation.
- A landlord and tenant disagree about a condition.
- Remediation has been completed and you need clearance testing to confirm it worked.
Testing adds little when: mold is plainly visible and the source is obvious. If there is growth on your bathroom ceiling and the exhaust fan does not work, a lab report will confirm what you already know and will not change what needs doing. We will say so rather than sell you a sample.
How to Read Your Results Without Being Misled
- There are no federal “safe” thresholds for mold in indoor air. Anyone citing an official legal limit is inventing it. Interpretation is comparative — indoors versus outdoors, and affected room versus unaffected room.
- A single sample is a snapshot. Spore counts fluctuate with weather, HVAC operation, and whether someone just walked across the carpet.
- Low counts do not rule out hidden growth. Mold sealed inside a wall may not release spores into the room until it is disturbed — which is why moisture mapping runs alongside testing.
- The species matters as much as the number. A modest count of water-damage organisms is more informative than a high count of ordinary outdoor species that drifted in through a door.

Standard laboratory analysis returns in one to two business days, and your written report follows within 24 hours of that. Expedited processing is available when a closing date or an insurance deadline requires it.
The report is written to be usable as documentation — for a real estate transaction, an insurance claim, or a contractor’s scope of work — not just as a number for your own peace of mind.
